How we research and rank lenders

The 100-point rubric is implemented and versioned. Rankings remain unpublished until current evidence, normalized pricing, editorial approval, and compliance approval all pass.

Criterion definitions

Missing, stale, varying, or conflicting facts are excluded rather than converted into favorable assumptions. A lender cannot rank until enough of the model is supported by current evidence.

Source hierarchy

The strongest available first-party record governs each field.

  1. Official lender program guide or current rate sheet
  2. Official lender product page
  3. NMLS Consumer Access and public regulatory filings
  4. Documented direct lender confirmation

Third-party roundups and unsourced sales claims do not establish program facts. When official sources disagree, the field is marked conflicting and removed from scoring until resolved.

Program variants stay separate

Headline programs, broker channels, no-ratio options, short-term rentals, and foreign-national programs may have different thresholds. They are stored as distinct variants rather than compressed into one misleading number.

Publication gates

The scoring system fails closed.

Until every gate passes, category scores, badges, overall scores, and “Best Overall” language remain hidden. Objective fields can still be filtered and sorted.

Pricing normalization

A marketing rate is not a comparable quote.

Same scenario

Property, purpose, LTV, credit band, DSCR, loan amount, payment structure, and borrower profile remain identical.

Same cost basis

Record rate, APR, points, lender fees, third-party fees, reserves, prepayment, lock period, and estimated cash to close.

Same date

Quotes must be collected inside the same market window. Published starting rates never determine the pricing winner.

How “leads on published criteria” is computed

Each distinction asks one factual question of one published field and names whoever leads it. It is not a ranking, not a score, and not an editorial opinion, and it does not use the weighted rubric described above.

  • Only verified evidence inside its freshness window is eligible. A lender cannot lead on a figure it has stopped publishing, or on one that has gone stale.
  • Ties are shared. When several lenders publish the same leading figure, all of them are named.
  • A category disappears when no lender has eligible evidence for it, and when every lender is equal on it. We do not invent a winner to fill a row.
  • No lender pays for a category. The function that computes these categories reads only published evidence, and a unit test proves no commercial flag can alter its output.
  • No lender leads every category, and the results are published whichever way they fall. The top-ranked lender does not hold the fastest published closing time, for example.

The published ranking: the DSCR Accessibility Score

The order lenders appear in across this site follows the DSCR Accessibility Score, model accessibility-1.0, published 2026-08-12. Its thesis, fixed before any score was computed: Weighted toward whether a borrower can qualify and how much they can borrow, rather than how quickly a file closes. The machine-readable result is at /ranking.json.

  • An unpublished figure scores zero for its criterion. Redistributing the weight instead would reward a lender for publishing less. Publishing criteria is part of what this site measures.
  • No commercial input. A unit test flips a commercial flag on every lender and requires the scores to be identical. The treatment given to #1 follows the rank, not the lender.
  • Only verified evidence inside its freshness window scores, so a lender cannot be credited for a figure it has stopped publishing.
  • Scoring-curve boundaries sit between observed values, never on one, so the scale is not built around any lender's figures.
  • Ties break on score, then published program count, then lender name.
  • The weighted evidence-quality rubric above remains an internal research measure; the Accessibility Score is the only published ordering.
